What Type of Mortgage is Right for You?

There is no “right” answer to the question “Which type of home loan is best?“. No two home buyers are the same, so it’s up to you and your loan adviser to choose the mortgage program that works best for you.

Today’s buyers are fortunate to have access to a wide variety of loan options. Below, you can explore the most popular types of home loans to see which one might be best for you. At the end of the day, you want an affordable mortgage payment and interest rate. How you get there is secondary.

FHA Loan

Is a government regulated loan that is a great loan for first time buyers, although you do not have to be a first-time buyer. The loan only requires 3.5% down payment and allows for a lower credit score than a conventional loan. FHA loans offer good rates but do involve an upfront Mortgage Insurance Premium (1.75%) that can be rolled into the loan. The loan also requires monthly mortgage insurance for the life of the loan. The Debt-to-Income ratio maximum is higher on an FHA than a conventional loan. The FHA loan limit is currently $472,030 on a single-family home. This loan allows seller concessions and gifts, restrictions apply.

VA Loan

Is loan specifically for persons who serviced in the military and requires documentation called a Certificate of Eligibility to qualify. The loan offers 100% financing, meaning no money down but the buyer will need to pay a Funding Fee. Disabled veterans are exempt from the funding fee. The fee is also allowed to be rolled into the loan. VA loans must be owner occupied and the primary borrower must be the veteran. Co-borrowers are allowed however, they must be either a spouse or a veteran themselves. This loan allows seller concessions and gifts, restrictions apply.

Conventional Loan

Is a government regulated loan, it’s generally for more established borrowers with good credit. The loan requires 5% down payment but there are some conventional programs that allow for a 3% down payment. Conventional loans generally have higher rates than FHA loan, however there is no upfront MIP. Also, on a conventional loan, monthly mortgage insurance ends automatically when you reach a Loan-to-Value ratio of 78% The current limit on a conventional loan is $726,200 on a single-family home.This loan allows seller concessions and gifts, restrictions apply.

Non-QM Loan

Is NOT a government regulated loan. It is generally through private investment groups. The requirements to qualify for these loans will vary by company. These are loans generally utilized by self-employed buyers, independently wealthy and 1099 buyers. They are based on bank statements, credit report and assets and don’t generally involve Debt-to-Income ratios. These loans are good options for buyers with unique financial situations.

Compact Canine Rescue is a network of volunteers committed to rehabilitating small dogs and rehoming them with forever families on the East Coast of the United States. We are passionate about promoting responsible pet parenting and educating the public on what makes dogs healthy and happy.

Hey there! I’m Dayana Cervantes, and I couldn’t be more thrilled to share a glimpse of my life with you. Originating from beautiful Bulgaria, I made the bold move to the US six years ago, seeking new adventures and opportunities.

Today, I proudly serve as a Realtor with the 757 Real Estate Team, powered by Creed Realty, in both Virginia and North Carolina. 

Helping clients find their dream homes and witnessing their joy is incredibly rewarding.

Besides my passion for real estate, I have a loving family – my husband, who serves in the Navy, and our adorable trio of Great Pyrenees dogs. They bring so much happiness to my life!

Life’s a journey, and I’m embracing every moment of it. From Bulgaria to the US, from personal aspirations to professional success, I’m grateful for each step that brought me here.

 

Susannah Broegler

I’m Susannah, a Hampton Roads native and Norfolk resident. My wife Sara, a Navy veteran, and I have a pack of rescue pups and a constant flow of foster babies.  

I’m a Virginia Tech graduate and a die-hard Hokie fan. I’m also the founder and president of Compact Canine Rescue.

I’ve been in sales for over twenty years and joined American Financial Network in 2022.  

It is very rewarding to help folks achieve the dream of home ownership. I’m financing loans and forever homes! With 10% of every commission going to Compact Canine Rescue.
